Apartments Planned in Northwood Neighborhood of West Palm Beach

The city’s Plans and Plats Review Committee will consider the site plan on Thursday from Northwood Partnership LLC, an affiliate of Fort Lauderdale-based Affiliated Development. The company has the vacant site of 1.41 acres at 2501 Spruce Ave., 507 and 511 24th St., plus 500, 508, 528 and 534 25th St. under contract from Northwood Enterprises, managed by Oliver Grace Jr. in Palm Beach.

The development plans call for a six-story building with 200 apartments, 1,587 square feet of retail/coworking space, 5,259 square feet of amenities and a parking garage with 259 spaces, plus another 22 spaces at the street level. The building would total 299,040 square feet. Amenities would include a pool deck, a fitness center, a grilling area and a public seating area. There would also be several murals on the building.

The apartments would range from 602 to 1,426 square feet. There would be 80 studio apartments, 47 one-bedroom units, 68 two-bedroom units, and five three-bedroom units. West Palm Beach-based attorney Harvey E. Oyer III represents the developer in the application. Fort Lauderdale-based Rinka is the architect.

"The proposed development will provide a boost to the Northwood Village business district with an infusion of new shoppers and diners," the developer stated in the application. "With easy access to downtown, Currie Park within a 5-minute walk, and employment centers such as St. Mary’s and Good Samaritan hospitals just short drives away, and with the future mixed-use development of the Anchor Site a block away, this project is ideal for this location."
