Hollywood Tower with 223 Apartments Breaks Ground

Affiliated Development has broken ground on the Tropic apartments in Hollywood after securing a $45.5 million construction loan from BankUnited. The project, located at 303 S. Federal Highway, will feature 223 apartments in 18 stories, with half designated as workforce housing. In exchange for this commitment, the developer received $9.5 million in incentives from the city and Community Reinvestment Agency, along with $3.5 million from Broward County. Completion is expected in the fourth quarter of 2025, with Moss & Associates as the general contractor and MSA Architecture as the designer. Affiliated Development's co-founders highlighted the challenges of securing financing in the current market but praised the collaborative effort between the government and private sector in making luxury living accessible in Hollywood.
