Affiliated Development Plans Tropic Apartments in Hollywood

Affiliated Development is planning an apartment tower just south of Young Circle in downtown Hollywood.

The city’s Technical Advisory Committee will consider plans for the Tropic on Oct 4. It would be located on the vacant site of 0.71-acre at 1744-53 Federal Highway. Van Jackson LLC, part of Fort Lauderdale-based Affiliated Development, recently acquired the property for $4.2 million from Lofts at Jackson Street LLC, Soho Lofts I LLC, Soho Lofts II LLC, all managed by Jean Findeiss in Davie.

Totaling 357,929 square feet in 18 stories, the Tropic would feature 224 apartments, 600 square feet of commercial space, and a 296-space parking garage. Jeff Burns, CEO of Affiliated Development, said amenities would include a pool, co-working space, a dog park, a fitness center, and a rooftop observation deck with a club room. The upper floors will have a view of the beach, he added. This would be part of a redevelopment wave in downtown Hollywood, with thousands of new apartments coming to the area surrounding Young Circle.

“There’s a tremendous amount of momentum in the city,” Burns said. “We love the location because it’s an urban walkable area, close to Young Circle and the businesses and restaurants downtown.”
