Affiliated Development Boosts Size of Boynton Beach Apartment Proposal

Affiliated Development is seeking approval for an apartment complex in Boynton Beach, and the project is larger than originally anticipated. The city will hold a Planning and Development meeting to consider the rezoning for the Pierce apartments on Jan. 24. It would be developed on the 3.04-acre site at 115 N. Federal Highway.

In July 2020, the city and its community redevelopment agency approved a deal to sell 2.28 acres to the Fort Lauderdale-based developer. The CRA also approved a tax increment revenue deal under which Affiliated could bypass up to $7 million in property taxes over 15 years as an incentive to build the project. At the time, the Pierce was slated for 236 apartments and 16,800 square feet of restaurant and retail space. The new plans calls for 300 apartments and 17,015 square feet of restaurant and retail space in eight stories. There would be 587 parking spaces, with 150 deeded to the CRA as part of the deal.

Affiliated CEO Jeffrey Burns said the project grew larger because he picked up land by vacating the right-of-way for several alleyways and using a workforce housing density bonus. Half of the apartments will be workforce housing, he added.
